Why Hazard Insurance Can Be A Lifesaver
Something bad happening to your home isn't something most people want to dwell on. The concept of your home being destroyed due to a natural event is not something that most people want to consider. If problems or accidents do occur, many are reassured by having hazard insurance.
In general terms, hazard insurnace is used to help financially handle events of a natural and catastrophic nature, such as fires or landslides. Hazard insurance is often a requirement for obtaining a loan from some lenders. The cost of the hazard insurance is usually added into your monthly mortgage bill.
It should be noted that hazard insurance is not equivalent to homeowners insurance. Hazard insurance only covers the physical damage caused by the event, and it does not include liability coverage like homeowners coverage often does. Hazard insurance will also base what they cover in part on where you live, and can be either all encompassing or very specific. In most cases, things that won't be covered are specifically mentioned in the hazard insurance documentation.
Often lenders will require additional coverage over the existing hazard insurance if you live in a problematic area. Additional protection is often request in areas with regular landslides or earthquakes. Hazard insurance only covers the physical damage caused by the earthquake or other natural catastrophe. This restraint will indicate to hazard insurance companies that their risk of exposure when it comes to you will be signficantly lower.
Having hazard insurance is like holding onto an old reliable flashlight. You may never need it, but it's good to know that it is there.
